Sunset Breach continues in the pre-launch planning, design and permitting stages. Significant activity continues to take place “behind the scenes” by the consultants working on this beautiful ocean front community being developed by Chris and Will.

This development project has proven to be very successful, even though we have not even started the official sale of Lots at the project – which underscores the “hunger” by foreigners for a beautiful ocean side resort community, where one can purchase a Lot and Villa at a fraction of the cost in his homeland.

All but two of the ocean front lots are already reserved – for the most part by investors in PhilAgriVest who realize the incredible growth Chris and Will are bringing to Tablas, and the resultant increase in land values resulting from this. And only three of the second row Lots remain unreserved.

Once we commence with the public sale of Sunset Villas lots in November, the pre launch prices will increase a minimum of 20%. The ocean front lots will increase from $90/sqm to $108/sqm, and the ocean view and ocean walk lots will increase 20% accordingly.

We have proceeded to the Bidding Phase for the horizontal development part of the project, which includes construction of the electrical, sewage, fresh water, site grading, and related infrastructure components.

We continue with processing for the HLURB permit, which like most things in the Philippines, is taking longer than anticipated, but we are now scheduled to receive that permit by October, which means we will at that time stop selling shares of stock in the development company (as a way to Reserve you Lot) and starting the direct sales of Lots.

We also are continuing to refine the architectural design of the amenity buildings and the Villas, and we will soon be adding to our architectural component one or more persons highly skilled and experienced in design work in the Bali/Fijian South Pacific theme we are delivering to our Buyers.


The Demand for Ocean Front Resort Properties Continues in the Philippines

We all know about the “madness” in over development on Boracay, yet it continues, and estimates now are that small island will have 3 million annual tourist visitors by 2015.

This bodes extremely well for Tablas Island, and Sunset Beach Villas, a mere 40 minutes by speedboat from Boracay.

DMCI Homes, a leader in resort-themed communities, hopes to ride the crest of a property boom on Boracay Island especially with prime areas for real estate development getting scarce on this 1,006-hectare paradise.

Reynaldo Salazar, DMCI Homes director for business development, says Alta Vista De Boracay, DMCI’s first leisure property project built on the serene side of Boracay, has been attracting buyers not only for its promise of a hassle-free vacation house but also for its promising investment potential.

“Land values and construction costs in Boracay have gone up since we started building Alta Vista in 2006. They are bound to get higher as demand continues to rise and very few prime beach properties are left for development,” says Salazar.

Located at Barangay (village) Yapak, in the northern part of Boracay, Alta Vista de Boracay boasts a convenient access to the shorelines of three popular Boracay beaches: White Beach, Puka Beach and Punta Bunga beach, as well as fantastic views wherever you turn your head.

Since it was placed on the map as having the best beach in the world, Boracay has suffered through several setbacks with the influx of tourists and their impact on this fragile jewel between the Tablas Strait and Sibuyan Sea.

But Salazar says it has slowly but surely resolved problems on power, water, sewerage and garbage disposal.

“The airport and the seaport are being developed, utilities are being improved. It still has its problems, but what is important is what the government is doing to address them. Investors have taken notice, with big-name resort operators such as the Shangri-La Hotels coming in recent years,” says Salazar.

The 503-room Alta Vista de Boracay was completed two years ago with 70 percent of all the units sold so far enrolled in DMCI’s condotel investment program.

Salazar says that, compared with other hotels that operate more than 100 rooms on the island, Alta Vista—with competitive room rates of P3,000 to P5,000 a night—has performed at par or slightly better in terms of occupancy rates through the first five months this year.

“We’re confident we can sustain our occupancy further beyond Boracay’s peak and super-peak seasons, which usually last up to two months in a year,” he says.

Salazar says that being a few kilometers away from the world-famous White Beach (Alta Vista de Boracay is at Puka Beach on the northern side of the island) has its positive and negative side.

“Fortunately, most of our investors like our location because we have an ocean front view, a panoramic vista of a nearby golf course, and we are on a gentle slope that gives our property a good breeze. They prefer to enjoy quiet nights in their rooms, and if they want to have some night out, the White Beach joints are just a few minutes away,” says Salazar.

He says more developers will come to put up hotels and condos on the island, but they will have to pay a steep price for that.

“Alta Vista is so ahead of the game, we believe we have more upside in our value than incoming builders, which is a rarity especially in leisure-themed investments,” says Salazar.

“We live in Abu Dhabi, although we lived in Dubai for a few years. We've kind of moved around the Middle East for the last 10 years, living in Doha, Qatar; Dubai; Riyadh, Saudi Arabia; and now here in Abu Dhabi. We like it here. As Canadians, we like the "no snow, no taxes" philosophy. I grew up in Toronto and moved to Calgary as a young adult while Terry grew up in the Edmonton, Alberta area.

We had decided years ago that we would look to retire in Thailand some day. We had been several times and found real estate prices to be very cheap. I looked again last year and found that they had skyrocketed. A beach front property of 2 acres was going for $2 million. So, I started looking around.

Terry lived in the Philippines for a couple of years over 30 years ago, so he suggested it as a place to look. I spent literally hundreds of hours on the internet doing research, comparing the different islands and looking at the land and prices available. I started to correspond with a few real estate agents and, as always, there were a few agents who rose to the top. I went on a scouting mission last October by myself and then with Terry in November visiting Bohol, Palawan, Northern Samar and Tablas. There were a lot of great choices. Chris and Theresa's little paradise in Northern Samar was very tempting. However, once I went to Tablas (and I went there last), I fell in love with it and knew this was the right place.

First of all, the island is incredibly, incredibly beautiful. I have travelled over much of the world and haven't been anywhere so beautiful. It is lush and green, with high mountains, white sand beaches and clear blue water. I can't say enough on how beautiful it is. It is also less developed than the other islands so there aren't many cars and traffic on the roads and life is simpler. With the daily air flights to Manila (which are only about $40), it is easy to go back to Manila if you need a little "urban fix" of things you are used to back home.

We bought some beach front land in Ferrol. We also bought some ocean view land in San Andres. I love both of them. We mainly bought those for investment purposes. We plan to live in Sunset Beach Villas, which is right beside our San Andres land. I had decided that I didn't want to build a house on a piece of land and then just sit there

thinking, "what now?" I really liked the idea of being with other expats, having friends to explore the different islands with or just being able to sit down to dinner with others and telling each other our experiences that day. I really wanted the amenities offered of the swimming pool, fitness room, and restaurant. And, most importantly, the piece of property that Sunset Villas will be built on is absolutely the best beachfront that you will find anywhere. Anyway, that was my thinking process. Chris did say that we could build on our other land in San Andres and have access to the amenities at Sunset Beach Villas which is also very appealing. If you were looking at other land, you could keep this in mind.

We have also invested in the farm that is beside Sunset. It is unbelievable what they have accomplished in such a short period of time. We believe that it will provide us retirement income when we are ready to retire. It is being well-managed and they seem to know exactly what they are doing. It is a very exciting proposition.

Chris is a great guy, all around. He is a knowledgeable savvy real estate man and businessman but at the same time kind and compassionate. He will do everything in his power to help. His staff has done a great job in getting us a corporation and looking after all the paperwork. They have made a very complicated process into an easy one for the buyers. His wife, Theresa, is a lovely woman and also very knowledgeable about the real estate market and with local government regulations. She is delightful.

To sum it all off, I couldn't be happier with our decision to move to the Philippines. I can't wait until we can retire there in the next few years. - Purchase land to build a shelter with medical help to support unwed mothers with babies
- Various livelihood programs, with now more than 100 employees
- Support for recent July visit by a group of 40 American doctors on a Medical Mission
- Special medical, food and living expenses for patient “Joey” found paralyzed and nearly dead by 7 doctors during an April Medical Mission
